The only way to prevent deed fraud before it happens.

Your home title shouldn't be easy to steal, forge, or manipulate.

Frozen Deed adds a biometric-verified layer of protection designed to help prevent unauthorized deed activity before it is recorded.

How it Works

Lock down your property deed.

Fake IDs are rampant, but your unique biometric data can't be replicated. Frozen Deed is designed to give property owners a stronger option than alerts alone. We work with the counties and mortgage and title companies to protect what's yours.

1

Enroll

A quick enrollment at a participating location creates an encrypted biometric signature tied to your property.

2

Protect

A Frozen Deed instrument is placed on your property record, flagging it for identity verification.

3

Authorize

No one can record a document against your property without your verified biometric match. No match, no recording.

Your personal data stays yours.

When you enroll, the system takes a photo to create an encrypted biometric signature — a mathematical representation of your face, not a picture of it. The signature cannot be reverse-engineered into an image.

No personal or biometric data is stored in county systems or other government databases. Frozen Deed is a voluntary, opt-in service.

No transactional data retained

The system verifies your identity in the moment. It doesn't keep a record of your transactions.

Encrypted signature only

What remains is a mathematical key that works like a lock. It confirms you're you when you need to authorize a change. It can't be used for anything else.

A More Proactive Way to Protect Your Property

Alerts come too late.

Criminals forge documents, impersonate property owners, and file fraudulent deeds. By the time anyone notices, the property has been sold, refinanced, or encumbered with someone else's debt.

Most existing services notify you after a document has already been recorded. The fraud is done. Cleaning it up takes months and legal fees.

Frozen Deed stops the fraudulent filing at the point of authorization — before it becomes part of the public record.

Common Questions

Frozen Deed is a per-transaction service — you pay when you enroll, and again if you need to remove or modify the freeze (for example, during a refinance). There are no monthly fees or subscriptions. Contact your local provider for current pricing.

You'll authorize the transaction with your biometric signature, just as you did when you enrolled. The freeze can be temporarily lifted for a specific filing and then restored, or removed entirely when you're ready.

County alert systems are a useful service — they notify you when a document is filed against your property. The difference is timing. Alerts tell you after a filing has already been recorded. Frozen Deed requires identity verification before the filing can proceed, so the fraudulent document never makes it into the public record in the first place.

Yes. The system creates an encrypted mathematical signature from your photo, then discards the photo immediately. No images, raw biometric data, or personal transaction records are stored by the county, by Identifid, or by any participating provider. The signature cannot be reverse-engineered into an image of your face.

Use the search above to let us know you're interested. We're adding new locations regularly and will notify you as soon as the service is available in your area.

Identifid builds and maintains the biometric verification platform behind Frozen Deed. Its fraud prevention technology helps businesses, government agencies, and consumers verify identity and complete transactions more securely.
