County Recorders

Offer residents a more proactive defense against deed fraud

Frozen Deed gives property owners the option to add a biometric-verified layer of protection to their property record, helping stop unauthorized deed activity before it can move forward.

Now there's something to offer residents before fraud happens.

Recording notification systems do what they were built to do: alert residents when a conveyance hits the record. But by the time that notification goes out, the document has already been recorded. Frozen Deed is designed to help stop a fraudulent transfer before it reaches the recording process, not after. For residents who want more than an alert, it offers a more proactive layer of protection.

No Heavy IT Lift

Frozen Deed is designed to work alongside existing county operations without requiring a complex system overhaul. Counties use an Identifid device and a web-based platform designed to be simple to deploy.

Privacy-Conscious by Design

No biometric data is stored on county systems, and no personal identifying information is stored alongside the encrypted biometric key. The system uses a data-separation model built to reduce privacy and breach concerns.

Voluntary for Residents

Frozen Deed is entirely opt-in. Residents choose whether to enroll, giving counties a proactive tool to offer without creating a mandate or adding government overreach concerns.

For many residents, their home is their most important asset. Frozen Deed gives counties a way to offer something more proactive than alerts alone. It is a modern, optional tool that can help strengthen trust, support fraud prevention efforts, and show residents that the county is taking the issue seriously.

Biometric enrollment device verifying identity for property record protection
1

A property owner enrolls through a participating county office or approved location.

2

A Frozen Deed instrument is then recorded against the property.

3

If a future covered transaction requires authorization, the enrolled owner must verify their identity before it can proceed.

4

When the owner needs to sell, refinance, or make another authorized change, they can complete verification and move forward with that transaction.

Frozen Deed is powered by Identifid, the technology behind the enrollment and authorization process. Learn More about Identifid's Network Security & Communication Protocols
